Conveyancing SEO & marketing

    SEO for conveyancing solicitors

Every buyer and seller searches for a conveyancer within days of an offer. We make sure they find your firm - on Google, in the local map pack, and when they ask ChatGPT or Gemini who to instruct - so you stop paying referral fees for work you could win directly.

    The short answer

How do conveyancing solicitors get more clients online?

Conveyancing firms win clients online by ranking for local, high-intent searches like "conveyancing solicitor near me" and "conveyancing quote", appearing in the Google map pack, holding strong reviews, and being cited when movers ask AI assistants who to instruct. Done well, this replaces panel and referral fees with direct instructions.

    The maths

Why conveyancing SEO pays for itself

Conveyancing is a volume business with thin margins. Every file that arrives through a panel, a comparison site or a purchased lead costs you money before you have done any work.

    The cost of staying invisible

    • Panel & referral fees on every file£150-£400+
    • Comparison sites racing your quote to the bottommargin gone
    • Purchased leads shared with competitorslow conversion
    • National online conveyancers taking local workevery day

    What ranking gets you instead

    • Direct instructions at full feeno referral cut
    • Map pack visibility in your townscompounds monthly
    • Reviews doing the selling for youhigher conversion
    • Cited by AI when movers ask who to usenew channel
    The plan

    Our conveyancing SEO playbook

Six workstreams, run monthly, all pointed at one number: instructions won directly.

    01

    Own your map pack

Google Business Profile optimisation, location pages for every town you serve, and citation building so your firm shows up for 'near me' searches.

    02

    Answer the mover's questions

Guides on quotes, timelines, searches and leasehold that rank, earn AI citations, and pre-sell your firm before the first call.

    03

    Turn completions into reviews

A simple post-completion review flow that builds the rating buyers check before they request a quote from anyone.

    04

    Proof

What this looks like in practice

A conveyancing firm came to us in January with a website that generated almost nothing: a handful of visits from Google, no presence in AI answers, and enquiries arriving mostly through referrals.

    +413%
    Monthly enquiries in six months
    150
    Search terms in top positions
    687
    AI citations a month

Nothing exotic happened. The site was made readable for Google and AI crawlers, town pages were built properly, movers' questions were answered in full, and credible coverage pointed at the pages that mattered. The enquiries followed.

    Structure

How we build a firm that covers several towns

Most conveyancing firms serve a cluster of towns but only rank properly in one of them. The fix is structural, and it is the single biggest win we see.

A mover searching for a conveyancer rarely types your firm's name. They type their town, or they ask an assistant for the best conveyancer near them. If the only page on your site that mentions that town is a line in the footer, you will not appear, no matter how good your firm is.

We build a real page for each town you want work from, with genuinely local content: the property types you handle there, typical timescales, local search considerations, and the questions buyers and sellers in that area actually ask. Each page is written once, properly, rather than spun from a template - which is what stops Google treating the set as thin duplicate content.

Those pages then get support. Your Google Business Profile is optimised and posted to, your details are made consistent across the directories movers and AI models check, and reviews from recent completions in each area do the persuading. Over a few months the map pack starts to include you in towns where you were previously invisible, and the enquiries that follow are already local, already ready to move, and cost you no referral fee.

The same pages carry the AI work. When someone asks ChatGPT or Gemini who to instruct in a specific town, those assistants draw on exactly this kind of structured, locally specific, well-reviewed information. One set of pages, two channels, no extra budget.

Timing matters more in conveyancing than in almost any other practice area. A buyer whose offer was accepted on Friday will usually have chosen a conveyancer by the middle of the following week, and they will compare two or three firms in a single sitting on a phone. That means the pages have to load quickly, state fees clearly, and make requesting a quote a matter of seconds rather than a form that asks for a case reference nobody has yet. We treat that journey as part of the SEO work, because ranking for a search you then lose at the quote stage is just an expensive way of introducing movers to your competitors.

    FAQ

    Conveyancing SEO, answered

Can a local firm really compete with national online conveyancers?

Yes. For local searches, proximity, reviews and local relevance beat brand size. Google's map pack and AI assistants both favour genuinely local, well-reviewed firms. That's an advantage the nationals can't buy.

How quickly can we reduce reliance on panel work?

Most firms see their first direct search instructions within 60 to 90 days, with local rankings compounding from there. We track cost-per-instruction so you can compare it directly against referral fees.

We cover several towns. Does that work for SEO?

Yes, and it's a strength. We build a properly structured set of location pages so each town gets its own ranking page, without duplicate content or thin copy that Google ignores.

Do you handle the content, or do we have to write it?

We write it. A conveyancing solicitor reviews it for accuracy before anything is published, so the page reads like your firm and stands up to scrutiny.
